Nice stay

I loved the room super comfy , very central and close to Praca de Figuera, Comercio and the Tagus river and Miraduro (observatory) de Santa Justa. The place is close to transportation hubs. The room was clean comfy, spacious and modern with a great view. Our room have a private bathroom. The common place such as eatery place was clean , modern and efficient. one thing: the residence has no elevator and is located on the 3rd Fl. I will definitely come back to this residence if i will be in Lisboa again.

Good location, basic accommodation, no air-conditioning

This place (listed as Baixainn in some booking sites) offers very basic accommodation ... just a bed to sleep on, a toilet with shower, and a small TV on the wall. No air-conditioning, no fridge, no safety box, etc. There's also no food options. I spent four nights in this place at the peak of Portugal summer and I could hardly sleep due to the heat. For the food and drinks I had to procure them myself from stores outside. There's also no regular reception desk. Inn personnel are present only when they are expecting guests to check in. Once you check in, they give you a key to the front door and to your room and you're on your own practically. My room was on the third floor. There's no elevator, so be prepared to carry your luggage up and down the stairs. However, one good thing about this accommodation is its location. Shops, restaurants, tourist spots, public transportation, etc. are just around the corner. Aside from this, don't expect anything else, so keep your expectations low.

Disappointing Place

Terrible place...small and dirty and not suitable for a family. Noisy location and felt unsafe... graffiti on the door. Plenty of other places in Lisbon better value for money. Guest house charged us as no-show but we did show up but for health and safety reasons decided not to stay.

DO NOT VISIT - CLEANING STAFF ARE THIEVES

I can't believe the audacity of the hotel staff! I left two pairs of shoes in my hotel room, and the level of dishonesty and theft I encountered is absolutely infuriating.
After checking out of the hotel and heading to my Airbnb apartment, I realized that I had forgotten those two pairs of shoes. I initially thought, "No big deal, the cleaning staff will surely find them and hand them over to the reception."
But what happened next left me seething with anger. The following day, when I went back to the hotel to retrieve my shoes, the reception staff claimed to have no knowledge of them. I couldn't believe it! I pushed and prodded, and finally, they miraculously "found" one pair, which happened to be just a set of slippers. But when it came to my other pair, an expensive and valuable set of shoes, they suddenly had no clue where they were!
I want to make it clear that the hotel owners may have appeared nice, but I have no doubt that one of the cleaning staff members blatantly stole my shoes. This situation was incredibly maddening because I knew for sure that I had left those shoes in my room.
I am utterly disgusted by the lack of integrity and accountability at this hotel. I will never, and I mean NEVER, set foot in that place again. I want everyone to be aware of the thieving problems plaguing this hotel so that they don't fall victim to such despicable behavior!

Vacation

Moved to another hotel by manager in his car, as Baixa unsuitable for retired couple. moved to another hotel at R. dos Cavaleiros was very basic. No reception or safe. It had air con, lift, en-suite, no blind only opaque glass on shower room window. Curtain inadequate in bedroom
However the room was very clean
The manager and his family very nice
