Great stay, quiet and clean
Great stay! Large room with tasteful deco, super comfortable furnishings. The room is very clean, and hotel easy access to trams and the city. Seems like a slower season in winter so it's pretty quiet. Will come back again.

The hotel is in a very convenient location and many of the rooms have great views of the bay, even more of the rooms have balconies. Unless there is an event happening it is very reasonably priced. But the rooms are starting to get tired and a revamp is needed. It is in the process of changing its name to The Minton, so this may herald a facelift.

I had booked a room with 2 single beds as my niece was also coming for the weekend stay.
On entering the room this was NOT the case so I immediately returned to reception. He rang housekeeping and arranged the bed configuration change. He also said they ? did not get all the details from Hotels and perhaps I should have booked direct.My niece and I arrived back late from 2 separate events and there was NO change to the king bed. When 2 people (who are not a couple) sleep in the one bed they tend to spread out more to the edges so the king doona/ sheets on the king bed were not adequate cover when either one of us turned over .
Also the room wording as advertised said
"accessible balcony" ... so I thought it had a balcony you could ?access ,which I thought strange..... not an accessible room (suitable for the disabled) so I wonder if I could have just moved rooms to one with twin beds (not in an accessible room.)
If I had realised what I was going to get I would have booked another hotel OR maybe a room with 2 double beds.
I will, in future ,ring up the booked hotel about 5 days before arrival to check room details so I can CANCEL & BE REFUNDED if not suitable.

Overall, the hotel is well-maintained and very comfortable to stay in.
It's a fair location, close to the city of St Kilda. Also, you're able to walk to South Melbourne if your're energenic.

Concerns About Recent Stays — Will Not Be Returning
Repeated loud noise from other guests, including late‑night disturbances.
Apparent smoking inside rooms; on our last two stays our room smelled strongly of cigarette smoke.
Suspicious activity consistent with escort/brothel services on multiple occasions.
Two recent fire alarms required evacuation; while assembled outside it was apparent the property was being used for inappropriate services.
Severe parking congestion for extended periods; public areas in front of the hotel are often filled with delivery motorbikes.
Parking charges are excessive — higher than comparable hotel parking in the CBD.
Possible long‑term occupants using rooms as permanent residence rather than short‑stay guests.
Decline in overall room cleanliness, including bathrooms.
During our most recent stay police attended and spoke with staff; we overheard that a weapon had been found and officers requested CCTV footage — an incident that underscores the seriousness of these concerns.
We enjoyed excellent stays during our first two years of visiting, but over the past year — particularly this year — standards have fallen and these issues have become recurring topics of conversation among regular guests. For these reasons we will not be returning.
