Ours was an overnight stay on our way to Prince Edward Island. We were attracted to the Victorian style of the B & B and the interior had been restored beautifully, particularly in the public spaces on the first floor. The staff was friendly and helpful.
There was a restaurant within walking distance, and we went there for dinner after a long day of driving. Breakfast, in the morning, was tasty and we were on our way the next day.

Can’t believe this is in downtown Fredericton!
My friend and I went in and checked out the room for 5 minutes and left. The towels had stains, the sheet had a cigarette burn in it, there was a blood spot on the pillow case, there was large stains on the box spring that was showing, there was a large dirty ‘patch’ on the floor of the shower, the chair had a white dried substance on it.

Find somewhere else to stay.
This was a return visit for us, but we will not be staying here again. Though room #3 was fine, as mentioned in other reviews, the exterior of the house as well as the grounds are in need of a lot of maintenance.
However my main concern is that the place seems to be being run by a teenage boy and his younger sister. There were no adults seen while we were there. This is very preoccupying and in my mind raises a host of security issues.
Many of the issues raised in the reviews (no hospitality, no warmth, no atmosphere etc.) are directly related to the fact that the owners do not seem to be on site.

Stay away- the description is very deceiving. This is far from being an Inn and Spa. We had booked 2 nights and left after first night. We would not have stayed at all but it was late and we had a long travel day.
We had 4 flights of narrow old carpeted stairs to our room. Concerned about safety should there have been a fire given location of room. No adults seen until next day. Young person who let us in did not ask us for identification and did not instil a sense of safety.
Room was really large but furniture, blinds, outside furniture etc in disrepair. Thermostats covered with paper with notes saying not to remove. The decor did not match a historic old home and there was an unpleasant odour walking in.
There was no sense of hospitality as one would expect in a bed and breakfast. No one greeted you, you wrote what you wanted for breakfast on a piece of paper the night before, you had to collect your own utensils, previous guest dirty dishes remained on the table limiting where we could sit. The host and cook were young children. No adult seen until we were checking out early. No questions asked about why and in fact no one even said goodbye or thank you.

Clean, comfortable room. “River view” was a stretch. Breakfast was pretty bland and took quite a long time despite needing to put your order and timing in the night before. Not the experience I’d expect from a B&B, but still a fairly nice stay.
