Just really good.
June 2026 was our 58th time staying at this property and that actually says it all. In all these years we have had to deal with two different owners of which we can only say that one is not inferior to the other. Friendliness, service sensitivity, always ready, nothing too much, many good tips.
And then the location itself. In recent years upgraded to a beautiful apartment building equipped with all comforts located in one of the most beautiful locations of Lermoos , close to the center and the supermarket in a quiet street.
Rooms are complete, beds have good mattresses which promotes sleep. For us, a big ten. Reason for us to travel to Lermoos on average three times a year. We are already looking forward to the next time; August 2026. Highly recommended.

Top hosts, Top apartment
We got this accommodation at short notice by recommendation of a friend. I must confess that we were very handed over by kindnesses (especially Mrs Rosie) and can recommend this apartment with a clear conscience. Very nice view from the balcony towards Sonnspitz.
It is tip top clean and well maintained. Restaurants, shopping in front of the house available and within walking distance in a few minutes. Hiking facilities top.
We would love to come back.

vielen herzlichen Dank für eure wunderbare Bewertung und die persönliche Weiterempfehlung. Es freut uns sehr, dass ihr so kurzfristig zu uns gefunden habt – manchmal sind es genau diese spontanen Aufenthalte, die besonders schön in Erinnerung bleiben.

Dass euch der Blick vom Balkon Richtung Sonnspitze gefallen hat, freut uns ebenfalls sehr. Dieser Ausblick gehört für viele unserer Gäste einfach zum Urlaub in Lermoos dazu. Schön, dass ihr auch die Sauberkeit, die zentrale Lage mit Restaurants und Einkaufsmöglichkeiten sowie die Wandermöglichkeiten so positiv erlebt habt.
Wir würden uns sehr freuen, euch wieder bei uns begrüßen zu dürfen – vielleicht ja wieder ganz spontan oder mit etwas Vorlauf.

As before, we liked it just fine. Beim Franz is nice and central. Nice and spacious apartment and room and good care. We love to come back again.

Perfect apartment for the (ski) holiday!
The perfect apartment for our ski holiday! Very cozy, everything you need is there, and the location is great. You can walk to the gondola and go shopping. The owners are very friendly, help with any problem and find solutions. We will come back next year for the fifth time!

Perfect place for great value for money
Cozy clean apartment. It was smaller but very comfortable. Views around the house are amazing.
Great advantage is a garden, small garage and very close perfect playground for children (not part of the accommodation, but located in nearby park).
