Bad.
The place seemed nice, even after an unexpected and unmentioned "walk" in the village of about 400 meters with a gradient of 30-35% in the rain and pounding wind and luggage in tow, cozy and renovated. Aimé indoors 16 degrees with heating on with maximum settable temperature of 22 degrees, fireplace with 3 logs of free wood, nothing to do the internal temperature did not rise, drafts everywhere, heating dripping room, rain came in through the double window. We tried to turn on the oven and leave it open, but the oven does not work, so we turned on the dryer and after hours the temperature rose by 1 degree. For 126 euros on booking with Genius customer discount 3 x 1 night is not worth it. Too bad if they solved the cold problem they could have better feedback.

Disappointing and bitter experience
Disappointing and bitter experience.
We stayed as a family with a 3 night reservation, but we left the property after 1 night because, as far as we found, there were no guaranteed minimum conditions of comfort and service consistent with what was stated at the time of sale.
The main critical issues found:
Very low internal temperatures on the ground floor and difficulty in heating the room; presence of drafts / cold air ingress from the door (breakfast made with coats on).
Absence of water from the evening until about noon the next day.
We contacted the reception at 08:00 and the intervention took place only after a few hours (about 4 hours). In the meantime it was possible to use the toilet filling a bucket in an emergency way (collection of a trickle of water).
Inability to shower both in the evening and the next morning due to lack of water.
In case of rain, seepage of water in the upper floor area, above the bed.
All of the above is documented with photos and videos.
We promptly reported problems and requested a refund for the unused portion of the stay; at the time of writing this review we have not received a response from the owner.

Poorly managed and neglected
We stayed 2 nights, we had two apartments for 4 people: from Zia Maria Giuseppa and Lu Balcone.
I state that it is a shame because the building is really lovely but it is badly managed and neglected.
At Zia Maria Giuseppa’s the bidet was unusable because the water that comes out is a thread, so little that it does not allow you to use it; the sofa bed is sunk in the center with a worn mattress with skin-springs and squeaks continuously; non-existent cleaning.
From Lu Balcone instead, in addition to the non-existent cleaning, it rained from the roof in two distinct areas: kitchen in front of the boiler and living room in front of the fireplace where the sofa bed is positioned which, once opened, has become wet. Everything was made known to the managers by e-mail since there is no one at the reception and on the phone they do not answer .. but there was no answer or solution at the moment or alternative or anything else since there was also a child in the room and it rained all Saturday.
Two stars only for the building and the convenient location to get to Ovindoli and Campo Felice.

Very bad
We rented 3 apps for Christmas, but bad experience. Hot water nn works , cleaning nn existing, entrance door nn closes, tub cracked and difficult to use , in case , nn easy to add, beds nn talk about it, we reported everything to the adapted person but unfortunately there are many things to fix

It was better to sleep in the car
I am writing this review in the middle of the night, given the impossibility of sleeping. There is a loud noise coming from the fridge, the boiler is broken (which is why neither radiators nor hot water work) and I am forced to sleep with a sweatshirt on a bed of an inconvenience with very little comparison with hard pillows and full of bumps. It was supposed to be a night to disconnect but it turned into a nightmare: when buying the room I paid close attention to the names of the rooms, looking at the photos and comparing the names of the various residences on their site and I therefore chose a room "aunt Apollonia" with bathtub. When we were accompanied to the room: surprise, it was not the room purchased (despite having paid 15/20 euros more than the price of the basic rooms) but the room "Lu Ruscecacole". Needless to say, despite paying a surcharge for the tub, it wasn't there. The room is in a poor state of preservation and with a poor cleanliness to say the least.
Despite numerous attempts to contact the property also through booking we did not receive adequate answers, which is why we were forced to sleep in this room of horrors.
Honestly I can not find even a positive side in this property, they sell as a 4 star but if they did a valuation today they would get half.
I attach photos of cobwebs, dead insects, scarce water pressure, dust, stained toilet and an unidentified rotting object in the shower.
