TO BE AVOIDED AT ALL COSTS !!!
Usually before staying in a hotel for the first time in a place where I have never been I do my research properly, but this time I booked at the last minute in a rush and I made a huge mistake!
already this part of Nettuno where the hotel is located is in a state of neglect and widespread filth, finding parking is almost impossible, cars everywhere, when you go to the entrance you find 2: one for the private apartments, nice and well-kept, and then the one for the hotel .... and right there I started to realize that I had made a huge mistake!
waiting for the room to be ready we leave the suitcases in the hallway piled up with others without them being labeled to distinguish them we go to the bathroom that serves the internal restaurant: apart from the fact that everything is old and decaying, it is the stench of urine that immediately fills your lungs, but not because there were other people and they dirtied the floor, no no it is really a smell impregnated in the walls! and there I had the confirmation: I REALLY MADE A HUGE MISTAKE!
To make a long story short after eating (not there) we went to the room: already in the hallways the dirt is everywhere, as soon as the door was opened a mixture of smells pervaded us between the stench of old, mold, sewage and another that I cannot even define of wet cardboard mixed with mold and sewage that we later discovered was coming from the air conditioner probably never sanitized since the hotel has been standing, for fear of catching some disease we left it off, dirty, hair in every corner, even in the fridge, rust, dirty walls, mold, completely oxidized faucets, everything in decay, everything stinks, we bought some products to clean and sanitize the surfaces because we were disgusted to touch everything and some air fresheners to mask the stench. the breakfast would not even be bad, apart from the cappuccino made cold for 3 mornings in a row, at this point I wanted to make myself a tea with the kettle, but when I saw the water coming out full of limescale and residues of I don't know what I gave up, naturally I pointed it out, but guess what... the next morning it was still the same! desire to clean zero!!
what can I say, it can also be okay that the hotel is old but if a minimum of maintenance is done and it is cleaned it would not be a big problem, but here nobody cares, zero desire, they are not even ashamed to let people stay in such a dump, as soon as I have a way I will inform myself to file a complaint with the ASL.

Nightmare weekend, dilapidated property – to be avoided
I stayed with my family at this hotel in Nettuno for a weekend, and unfortunately it was a real odyssey from start to finish.
Room and cleanliness: the hallway walls were dirty, with floor tiles that were different from each other (evidently patches from previous repairs). The room walls were also dirty. The bathroom, very small, still had hair from the previous guest and the shower was so narrow that it was even difficult to get into it. A constant bad smell came from the bathroom, and as soon as the exhaust fan was turned on, the smell of cooking from the kitchens below came in.
Broken lock and terrible management: as soon as we arrived, the room's electronic lock did not work. We went down to the reception to ask for a repair or a room change, and the handyman answered us with arrogance, claiming he had already repaired it — despite the iron door showing obvious signs of forced entry with bent metal sheets. In the end, he had to intervene again, and in the evening he took away our electronic card, replacing it with a simple key.
General level of the property and guests: the general situation was bleak, also due to how it was experienced by the other guests. Many kept their room doors wide open to air out the rooms, others smoked calmly in the hallways with the windows open, chatting loudly as if they were in their own home. A climate of total neglect, both on the part of the management and, consequently, of the guests themselves.
Breakfast and staff: breakfast was scarce and with little choice, staff was dismissive and not very helpful.
Outdoor area: the lobby already gave the idea of a neglected property. The path leading to the sea was dirty, with a bad smell. The hotel garages, with rusty overhead doors, completed the picture of general degradation.
In summary: dilapidated, dirty, poorly managed property. To be avoided absolutely if you do not want to ruin a family weekend.

terrifying experience, I was with the school three nights , bad cleaning , hair everywhere , stained blankets and sheets not Cambiate.Acqua dirty I got itchy after the shower .Food of the frozen eurospin .Camere very old (my opinion does not deserve 3 stars deserves to fail). DO NOT GO THERE FOR ANY REASON

Disaster
Hard to describe in words!
Really bad experience all round.
I ended up there for work with a reservation made by an agency.
The place unfortunately does not correspond either to the photos or vaguely to the positive reviews, to the point that it remains impossible to believe that those positive reviews are genuine and made by real other hotel guests.
The booking was two nights, I ran away for the second night and not directly the first just because the other facilities in the neighborhood had no availability for the first night.
Dirty, very noisy and really with Service and dilapidated structure.
Just to give an idea of the level of dilapidation I attach a couple of photos of the air conditioners on the terrace...
The only thing that saves your sight.
