Stage of defatigamrnto
Chosen to leave from returning from long trip, we arrive late and very kindly are welcomed. Great location, everything you need, comfortable bed, all very clean and well furnished, free parking space available. We will also take into account in the future, recommended

Unfriendly, Unhospitable Experience
Worst experience ever! Don't understand the high reviews especially the " welcoming" attitude. Older woman who showed us to our room was negative and unhelpful from the start. She was irritated that we showed up later than originally planned ( due to excursion issues we could not control); check in was at 2:00, we arrived at 3:30. Issue around shuttle or cab to airport for morning flight was problematic and we felt stranded. It was obvious she wanted to make us "pay" because she had waited around. Long story short, am sure owner will dispute our review, saying offered to refund etc. as we did not stay. She said booking site refused her ability to cancel. Bogus as I explained to Priceline
and they sent a cancellation notice which I forwarded to her. She could have issued a refund on her end but wanted to make the whole thing difficult for us.
I contacted our bank and shared the emails and verification from Priceline. They agreed the experience was negative and left us feeling unsafe regarding transport to airport. The owner will say she called a taxi to pick us up in the morning but she never told us that until we had left her hotel and went to another hotel. Our credit card company agreed she did not honor her refund agreement.
In addition, this place is in a not so hot area; nothing nearby except close priximity to airport. Drive up appeal is zero. Room we were offered was tired and tacky. Am sure we got the worst room to chastise us for her waiting around. Toilet had issues( also disputed by owner). " Breakfast" provided is a small basket of prepackaged highly processed snacks. Yogurt, milk and some questionable oj ( opened bottle that something weird was poured into) was in refrig. Coffee pot needed a cleaning.
( Again, owner will dispute! Her response was that we were just looking to get our money back. ) Why would we leave a place at the 11th hour in the middle of nowhere if things were fine? We needed assurance we could get to airport at 7am , that's all.
Maybe other guests were serviced by a nicer person. The staff person we dealt with will blame us for not understanding their shuttle " service" as posted on their website. If that was the case and you had two older guests who felt stranded would you leave them up in the air, tell them to take a taxi to an ATM to get euros, tell them the taxi number you were giving them couldn't be reached until 7 am the next morning ( so you'd spend the night worrying about it) and also infer that guest should be a more knowledgeable traveler? After multiple attempts on our end to find airport transfer , AI suggested Uber. AI to the rescue! I found an Uber that picked us up in 10 minutes after I booked it so we could leave this place and go to another hotel. In hindsight, wish she had suggested Uber and we could have had no transport issue and all this would never had transpired.
"Forearmed is Forewarned" is all I can say.

A night of transit
A great combination of kindness and practicality given the proximity to the sea and the airport .i gentlemen who run it attentive and extremely helpful. Recommended without a doubt

I have been booking my stay in this simple and comfortable property for years now. I love their helpfulness and hospitality. Over the years they have always made me feel at home and every time I stay with them, my stay becomes a pleasure! Clean and always tidy, never out of line. Highly recommended!!!! 10 AND SUPER PRAISE!!!

We stayed for one night in this B&B, booked quickly on booking, not worrying too much about how it was since we only needed it as a base for the plane the next day.
We arrived and was immediately struck by the kindness and friendliness of the owners, the rooms were large and spacious and there were all the comforts you could look for in a B&B.
It is also located in a favorable position given its proximity to Rome Fiumicino airport.
And they offer a shuttle service at a fair price.
5 stars well deserved.
