Very clean and nice looking smallish hotel. Wasn't where I expected as was a little way out of the main town of Stepantsminda (3 or 4 km i think), but that is my mistake. Still the location is amazing in a beautiful valley and on the road to Juta which is fantastic and well worth a visit (recommended by reception).
Breakfast was very good with good selection.
Staff were very friendly and helpful especially the guy on reception.
Beautiful maintained big lawn on the property and super surroundings.
The hotel is like new (4 years old) and very well maintained, Had some problems with the lift on the one day but they tried to fix ASAP, luckily only 4 floors :).
Beds comfortable and all rooms have decent sized bathroom and a balcony, good for smokers like me :(
Only one thing I would suggest, please use your super dinning room for breakfast not the cellar, it is a waste of a really great area. Most probably little inconvenient for you, but I think guests would appreciate it.
Maybe a little expensive for where and what it is but really did enjoy it.

Back to work
So, a lot of problems
- very slow check-in and slow and extremely awkward check-out (the guy calls someone to inspect the room to make sure we didn't steal anything)
- disgusting breakfast in a depressing setting even though there is a very nice restaurant upstairs
- dirty curtains and carpets
- a bit creepy sauna that reminds me of a sanatorium
- no A/C
- obsession with selling excursions (FYI, you can go to Juta on your own)
- front desk often deserted
- no washing machine even though they claim to host tourists for long stays
I think it is not worth building a pool if the foundations are fragile
However, the view is beautiful and there is a parking lot

loved my stay at Suatis Resort, it’s elegant, cozy, highly maintained, and calm. We really enjoyed the views and the food was delicious.

Amazing!
We stayed here for 8 days, and it was the best decision we have made! such an amazing hotel, everything about it was unbelievable .. everyone was kind, Vako thanks for being helpful and generous and kind it was great talking to you , Natalia you were kind and sweet , Helene , Irin .. I wish I could remember everybody`s name because they all deserve to be mentioned, THANKS for each one of you, the location is in middle of heaven, scenic views all around .. with nature showing its true beauty .. calm and peace .. cows .. horses .. dogs .. butterflies .. that put a smile on your face :) .. the rooms are spacious and clean .. a lot of parking spots .. a lot of places to sit and enjoy the beauty .. if you have kids there is a small play area and a lot of greens where your children can run and play .. the food was delicious, special thanks to the chef we enjoyed every meal .. the location is only 5 minutes away from supermarkets and few restaurants and pharmacies, you can easily walk in the area in full peace .. hike and visit a couple of waterfalls .. we went in June, the weather was beautiful sunny and rainy in the same day which adds magic to the place .. THANKS everyone we felt right at home and this will always be a place we will comeback to!

Amazing experience
This resort is amazing! They have wonderful staff and very accommodating rooms.
Conference room is great for business meetings… it is very specious and scenic.
Food and wine options are excellent! You can enjoy beautiful mountain views while enjoying your breakfast or dinner.
Their staff is super caring and goes above and beyond with everything.
Highly recommending for business or family trips.
