Surprisingly good, friendly staff with a nice pool. Pretty noisy, though.
We very much enjoyed our 11 days Zadar partly because of the fine apartment. Every morning at 10:00 am there are fresh towels and toilet rolls waiting for all residents to grab. In addition, there was a bin to put all used / dirty towels in. The towels were often a bit older and worn but we did not mind. The room was top notch and have occasionally cooked. There is air conditioning and the bathroom was well provided.
There are more than enough supermarkets in the streets around where you can buy groceries. Zadar center was about 25/30 min walk or with a Bolt/Uber easily accessible. It is a busier intersection but we have not suffered from that.
The pool is nice and is also well changed. There were more than enough sunbeds. That was invested in after several reviews left here. The only downside is that the rooms were fairly noisy. We have had German neighbors who regularly kept knocking hard on the door in the night (their own door) because someone was already in their room with the pass of their room. Also in the morning we experienced 1x nuisance because the music came on early. Despite that we have stayed here with great pleasure.
Also compliments to the lady who came every morning to take care of everything. Because we have to get out at 10 o'clock and our flight was a bit later we got the offer from her to continue to use here on the terrace until we had to go. She is very friendly and helpful. Also seen the owner who came to clean the terrace. There is also a shared fridge outside. We didn't use this one.

Had a great time.
We booked expecting it to be self catering but only had a room with a bathroom. I see from previous reviews that other people made the same mistake. It's not very clear when booking so be careful. There are some s/c studios and apartments in the block though.
There was a communal fridge but some of our beer disappeared from there. There should be a notice advising guests what the procedure is if you need clean towels or toilet rolls.
The small pool area is nice but not enough beds around the pool for all guests and there were several broken ones lying around which were removed during our stay. There were no umbrellas to shelter from the heat.
The complex is situated on a very busy junction.
It took us about 25 minutes to walk in to Zadar. The old town is lovely with plenty to do and lots of nice bars and restaurants. Recommend the speed boat island hop trip. Takes about 4 hours but but well worth it. We also did the tuk tuk ride around the city which was great! An Uber cost around 5/6 euros from the complex in to town.
There were 2 really nice restaurants across the road to the right of the complex near the shopping mall.
Mosquitos were a bit of an issue! We took loads of precautions but still got several bites so be warned!

Little hidden gem
We booked a studio apartment via booking.com for a week in July for south of £600. We were incredibly happen with the flat for the duration of our holiday with our 6 year old daughter.
The studio came with a small kitchen with a fridge that we used mainly for drinks and breakfasts as well as a coffee machine and kettle. As well as cooking facilities but we never used these. The flat was very well kept and had air conditioning (although not overly powerful, it did the job during very high temperatures) the beds were comfortable and the bathroom worked very well with shower.
The real benefit we had was the pool (daughter loved having it) and although there are only 4 sun loungers, we had no real trouble using them. There is also a parasol base and a couple of umbrellas and a table and chair. During 30+ degrees this was a real oasis.
There are some shared clothes airers and a communal fridge on the ground floor as well as a patio area which is generally able to stay in the shade.
It is located a little way out of the centre however but there is a local bus stop round the corner ( bus 4 ‘can’ go straight to centre but 1 and 11 needs to change at main bus station) the main bus station is about a 20 minute walk down hill on a straight street. Be aware that on a Sunday they can be fairly irregular. However Ubers are reasonably priced at €6 to the old town.
Furthermore it is located at a very busy junction, so be aware of traffic. Crossings are a must for young children. However at this crossing there is some great local amenities such as a kfc and 3 supermarkets (interspar, konzum and plodine)

Excellent just far enough out
Arrived at Zadar airport. Collected via Lulic on booking com. Turned our to be tesla p110d so very impressed . We were early so room not ready but driver took us to town on tour and offered to pick us up later If we were tired. No fee !

Appartment was nice and clean. Fridge tv ect . Basic channels but I didn't come to watch TV
The pool is nice and there is a friendly vibe..the owner lives on site really nice guy . Stay here its great. Use uber to get about and visit Nin....its beautiful.

Disappointing
We had booked this thinking it was a self catering apartment but it turned out to be just a basic room so be careful when booking. There was a small shared outside fridge and twice our food went missing. There is a flat screen TV in the room but you can only get Arabic Chanels (not that we planned to watch tv whilst in holiday but would have liked some background music when getting ready).There’s no hot tub at the apartment as advertised and only four Sun loungers for all guests around the pool with no parasols-two of the Sun loungers were taken up at the weekend with what appeared to be guests of the owner. If you’re returning on a late flight I would advice you to book the room for that day also as you have to vacate at 10.30 am and there’s no shower facilities after that and you’re not allowed to use the apartments swimming pool. The bath towels weren’t replaced any time during our visit and we had to use the same towel for a week.
