great stay

PROS:
- very friendly and attentive owners
- clean room and property
- excellent breakfast served at table; daily changing offer
- most beautiful garden in all of Podstrana
- free parkig space
- scenic view from room on bay
- sea is only seperated by a walk way from the hotel premises
CONS:
- our room needs a refurbishment (rippled carpeting and older furniture)

All smoke and no roast

For us it is equivalent to a 2 star hotel, but it is advertised for a 3 star hotel and charges as a 4 star hotel.
Not bad location, about 20 minutes drive from the center of Split, beautiful garden with direct entrance to the beach in front, very convenient, but the rest...
Old hotel, reception looks like a bunch of knick-knacks without logic, has 3 floors WITHOUT ELEVATOR, rooms dated like American Motels. Breakfast I would reevaluate to make it to an outside bakery (although I'm not much there either sometimes). From the photos it looks like a buffet breakfast, but in reality dishes are brought to the table with everything already chosen.
I can say yes for cleanliness, but it's the only thing in favor..maybe...

Nice place

2 night stay in this small family hotel, with swimming pool and direct access to the sea. The staff is very welcoming, attentive and friendly.
The garden is very well maintained, many deck chairs are available, the breakfast is very good, with croissants as good as in France!
The room had a very large balcony with sea view, and a fridge. The decoration deserves to be updated, but that's not the main thing when you're outside most of the time!

We had a great stay! The lovely hosts made us feel at home and were very helpful when we had questions or requests. Balconies are great to watch the sun set and moon rise. Fantastic outdoor area with beautiful lap pool. Just a few steps to the beach and outdoor lounge chairs and umbrellas provided. Excellent breakfast particularly with fruit from the trees outside and the best homemade jam. Great local wines available at the Villa so no need to go to the shop. Decent restaurants in the area so no need to go to Split. The star rating of the Villa should be higher. With a little updating to the room the Villa could be the premier stay in Podstrana. Would gladly return!

VERY BAD EXPERIENCE

horrible hospitality, accommodation bad price in reality is not shown as on the applications and repel unwanted guests at its discretion. very bad
reportedly no cots or extra beds for children, rooms hot without air conditioning on, also absolutely unprepared to welcome guests
