Amazing view – it truly doesn’t get any better.
A wonderfully spacious hotel apartment where everything worked perfectly. Everything felt new, clean, and well maintained, and the staff were incredibly kind and friendly. We will definitely come again.

I had a very disappointing and stressful experience with this property.
After a 5-hour drive from Germany with my family (including two children), we arrived late in the evening to find no staff present and no way to check in properly. When we used the self-service check-in machine, it clearly stated that our reservation was not valid and provided a phone number for assistance.
However, when we called that number, the staff member was unable to find our reservation at all, even when we provided the booking ID and all confirmation details. We were repeatedly told that no booking existed in the system.
We ended up spending over 3 hours outside the property at night, trying multiple phone numbers listed in the confirmation. None of them led to a solution. Even the assistance number provided by the machine did not help. Other guests tried to assist us, but there was no proper support from the hotel.
Eventually, we had no choice but to abandon our stay and drive all the way back home, completely ruining our family trip.
Later, the hotel responded claiming:
The reservation was in their system
A late check-in with a key lock had been arranged
They could not contact us because no phone number or email was provided
However, this explanation does not reflect what actually happened:
The check-in machine itself rejected our reservation as invalid
The phone number provided by the machine led to staff who could not locate any booking
We were physically present and actively trying to resolve the issue
Their own team confirmed multiple times that no reservation existed
We received no instructions, no access details, and no support
This situation shows a serious failure in coordination and guest support. Regardless of the internal issue, leaving a family stranded at night without any solution is unacceptable.

Beware of the 5-Star Nightmare: Residence Bellevue is a Disgrace to Hospitality
I recently stayed at Residence Bellevue, Seeuferstraße 43, 5700 Zell am See, Austria, expecting a 4-star experience, but what I encountered was an utter disaster that no reputable establishment should dare to call “luxury.” My booking was made well in advance for 4 guests and I anticipated a smooth, comfortable visit. Instead, my stay was riddled with negligence, inflexibility, and a complete disregard for guest welfare.
Our check-in was scheduled for 29th August, and shockingly, it was only a few hours before our arrival that we were informed—via a poorly timed email—that the check-in office was not at the property but miles away at Peter Buchnerstrasse 2, 5710 Kaprun. This critical information was withheld until the last possible moment, showing a blatant lack of respect for our time and comfort. After an exhausting journey from Munich Airport, which included a 2.5-hour road trip, we were forced to detour to a different location to collect keys. To add insult to injury, we were participating in an Ironman event and were carrying large bike bags, making this unnecessary detour all the more stressful and infuriating.
The incompetence didn’t end there. Despite our prior communication with the hotel—a full week before our stay—requesting to store our bike bags upon arrival, we were met with rigid, thoughtless policies that refused to accommodate our simple request. We were curtly informed that nothing could be done until the official check-in time. This was not just inconvenient; it was a complete failure of basic customer service.
After enduring this horrendous start, we had hoped for at least a modicum of flexibility after completing the grueling Ironman event. But no. Even when we requested a late check-out by just an hour on humanitarian grounds, explaining that we would be utterly exhausted, the hotel management displayed an appalling lack of empathy. They stubbornly clung to their policy of charging extra euros for any deviation from their rigid rules, utterly indifferent to the well-being of their guests.
This experience was not just disappointing—it was disgraceful. The level of incompetence and indifference displayed by Residence Bellevue is utterly unacceptable for any establishment, let alone one that dares to brand itself as 4-star. The management’s failure to communicate vital details, their inflexibility, and their complete disregard for guest comfort and needs are nothing short of shameful.
I strongly urge potential guests to reconsider before booking this property. Based on my experience, this is a place where guest satisfaction is clearly not a priority, and the so-called "luxury" is nothing more than a facade. Residence Bellevue should be thoroughly embarrassed by the appalling service they provide.

Comfortable and restful
Beautiful and comfortable apartment just across the lake from the city center
I had some trouble speaking to someone about an early check in until I found Miss Heidi and she assisted me immediately… I was able to retrieve the key easily .

Overall nice experience but comes with some pros and cons
Overall a nice experience but there were some pros and cons to our stay. To start with the cons:
Alpin uses two reception locations for the Residence Bellevue, one in Kaprun and one in the building itself. In most cases this means driving out to Kaprun (10 minutes by car) for check-in/check-out. The process was generally fine but requires some effort from the guest to organize logistics which isn't really how things should be. Official checkout time is 10am which is a bit early by any standard. We paid Eur150 extra to move this to 2pm. The bedlinen and apartment at large were pretty clean but the place clearly needed some deep-cleaning. Finally, we were given a first floor apartment, despite requesting a higher floor. All good but this means the views include trees and parked cars. Not too bad in winter but in summer this probably means the view is obstructed. Think being on the third floor or up addresses this. Finally, if you plan to do a lot of skiing a car is a must.
Pros: good location and indeed nice views across the lake to Zell and the mountains behind it. The apartment is well-equipped and has a great balcony. There is indoor parking in the basement with a lift straight up to the apartment. Beds are good. Overall a nice place to stay.
