Exquisite stay and we like value for money!
What a find for us!
The bungalow truly paradise with a bath on the decking facing the trees and mountain range, kangaroos feeding. Night sky amazing too.
The pool was delightful with excellent facilities for our guests. Delicious dinner and the staff were so flexible to accommodate our family with children. We loved the meal! We know staff change but we hit gold with the care, friendliness and service from breakfast, afternoon tea to supper time. We could live in our room it was SO comfortable. We live in SA and we’d love to come back here with my daughter!

fails to deliver a genuine luxury experience
Osborn House excels at pre-arrival charm, but the actual on-site execution falls far short of a true five-star luxury standard—especially at $650 a night. Having stayed here two years ago, I returned for my birthday weekend, but the initial attentive service proved to be a facade. Upon arrival, we were left waiting over 30 minutes just for our luggage to reach the room, delaying us from getting ready for dinner. While the birthday card and cake left in the room were a nice touch.
Dining at the restaurant was deeply underwhelming and grossly overpriced. The $50 entry-level steak—which didn't include sides—was dry, tough, and completely flavourless. Drinks service was nonexistent; we had to actively flag down staff to request a beverage and ask to see the wine menu ourselves. The pancakes for dessert were cloyingly sweet, buried under mountain loads of dulce de leche. When the waiter acknowledged my birthday, he bizarrely promised a free dessert "next time" rather than simply removing the dish from our bill, not that I'd expect that but why bring it up?
The breakfast service was equally disappointing. Now shifted from a buffet to a limited à la carte menu, the baked eggs arrived dry and lacking sauce. Staff consistently ignored uncleared plates and empty cups, and on my final morning, a simple second coffee took over 30 minutes and never arrived. When I chased it up, the staff member shouted across to a barista who hadn't even started it, eating into our final morning before checkout.
While the Cabin itself was comfortable, the guest facilities were poorly maintained. The Forest Deck sauna hovered at a lukewarm 50°C—completely useless for a proper sauna session—and reception unhelpfully dismissed this as "normal." The hot tub was lukewarm, dirty, and left us covered in floating debris. In the gym, the Peloton bike was unusable for its main features due to an expired software licence, and there was zero sanitising spray or wipes available to clean sweat off the equipment. In the end, we retrieved our own car at check-out to avoid another extended wait. Osborn House has incredible potential, beautiful design but without basic staff training, proactive service, and proper upkeep, it simply fails to deliver a genuine luxury experience.

Disappointing Experience
We stayed at Osborn House expecting a luxury experience, but unfortunately the service and overall experience fell well below expectations for the price charged.
The problems started at check-in. Staff could not locate our booking and then confused it with another reservation. After finally sorting it out, we received almost no orientation or introduction to the property or facilities and were simply pointed toward our room.
On Friday evening, when we mentioned we were heading out for dinner, there was also no proactive service offered at all — no assistance organising a taxi, no offer to bring up our car, and no sense of hospitality or attentiveness you would normally expect from a hotel positioning itself as luxury accommodation.
Breakfast the next morning was also disappointing. The coffee machine was not functioning properly and produced bitter coffee. We eventually ordered coffee separately, which was acceptable, but the breakfast overall was average at best and not what you would expect from a premium luxury property.
The most frustrating issue happened on Saturday afternoon. After spending the entire day out, we returned looking forward to relaxing in our room and enjoying the fireplace, only to discover the room had not been serviced at all. Beds were unmade, towels untouched, and the room was left dirty exactly as we had left it.
When we called reception, we were told rooms are only serviced during breakfast and dinner service windows — despite the fact our room had clearly not been serviced while we were at breakfast either. This left us stuck in the room all afternoon with housekeeping unable to clean it while we were there.
I emailed Caitlin, the General Manager, during our stay to raise these concerns and again after the stay. She attempted to call once while I was unavailable, but after I returned the call and followed up again by email, there was no further response.
For the nightly rate charged here, the level of service, communication, housekeeping and attention to detail was nowhere near the standard expected of a luxury hotel. Very disappointing experience overall.

Absolutely beautiful
So beautiful. Attention to detail is brilliant. The bed is the comfiest bed we have probably ever slept in. The welcome Rose and greeting in car park is lovely. The food was fantastic and the wine list solid.
We loved our stay here.
The only recommendation is to have some blackout blinds installed into the Suites, as the room was really really bright from sun up.
